Some homeowners choose to welcome guests into their home during periods when they are away. These may be family members, friends or guests renting the property. When organised well, guest stays offer a practical way to keep a property active, without compromising the character of the home.

At Minerva, we coordinate stays only for clients’ homes already under our care, ensuring that every visit, whether by family, friends or paying guests, respects the residence and the owner’s expectations.

When the residence is occupied by renting guests (short-let rentals) we organise these stays differently from traditional rental agencies. We ensure that the home continues to be treated as a private residence rather than a purely commercial asset. Our priority is not to maximise occupancy but to ensure that each stay is respectful of the home.

  • Guest Enquiries and Bookings:
    we manage guest enquiries and bookings received through advertising platforms, ensuring prompt responses. 
  • Guest Screening and Communication:
    we carefully vet potential guests and communicate house guidelines clearly to ensure that the property is respected throughout each stay.
  • Arrival Preparation:
    we prepare the residence prior to each arrival, ensuring that the home is presented to the highest standard and fully prepared for guests.
  • Concierge and Guest Support:
    we provide guests with concierge assistance during their stay, including recommendations, reservations and coordination of services when required.
  • Household Coordination:
    we organise housekeeping, laundry and property checks between stays to maintain the home to the standard expected by both owners and guests.
  • Regulatory Compliance and Tax Administration:
    we organise and maintenance the necessary Department of Tourism registrations and certificates required for short-term rentals, as well as the preparation and submission of monthly accommodation tax payments to the government.
  • Owner Oversight:
    we communicate continuously with owners regarding bookings, guest feedback, and the overall use of the property to ensure the home remains aligned with the owner’s expectations.
